Call to order by Jeff Osgood At 6:07 pm
The purpose of this hearing is to present changes proposed to the Sharon Zoning Ordinance. These include adding a table of contents, clerical changes to be made, and ADU changes to conform to State law.
Changes to Article XXII – ADUs:
State law now allows detached ADUs in any district. Changes have been made to comply with the state law.
Motion to close the Hearing at 6:19 pm (Joyner/Dufresne).

Call to order by Jeff Osgood at 6:20 pm.
Motion to approve the minutes of the 10/142025 minutes (Dufresne/Joyner). All in favor, motion carried.
Jonathan Shomody gave the Board an update on Harris Construction. The DES has the alteration of terrain (AoT) application. The Town’s regulations need to be followed as long as the regulations don’t conflict with State laws. Informed the Board that a joint letter from Sharon and Peterborough will be sent to Harris Construction. This will include a demand notice, request applications to both Sharon and Peterborough ZBAs, site plan review and a cease and desist until everything is completed.
Rich Dufresne informed the Board that a 92 acre parcel on Swamp Road has a new owner (associated with San-Ken) will be submitting an application for special exception to excavate.
Motion to increase abutter notification fees to $12.00 per abutter to cover increases in postal fees (Joyner/Bufresne). All in favor, motion carried.
Rory Goff has prepared a table of contents for PB regulations, the Board was asked to review.
